Development – We are accomplished managing entire development projects from land acquisition and due diligence phase through pre-construction, construction, and post-construction phases. We work with land owners to develop projects in partnerships roles or development-fee roles.  We are experienced in land acquisition and working with engineers, architects and real estate attorneys to find the highest and best use of the land and to verify suitability of properties for development, obtaining all project entitlements and rezoning.


Owner's Representation  The key to a successful project is properly setting out clear and concise goals and expectations and managing the communication among all team members.  The client’s best interests are at the heart of every decision made.  We work in this role with clients of varying experience levels and allow developers to have streamlined entities with limited in-house overhead.  Owners with limited knowledge of design, construction, phasing and relocation should always hire an Owner’s Representative to represent their interests and be the liaison between the design team, landlords, contractors, and vendors.


Construction Monitoring – We have completed over 2,500 project inspections for the purposes of reviewing and approving project pay applications and change orders and verifying compliance with plans and specifications.


Due Diligence  We have completed over 40 Property Condition Assessments, which is a report for lenders and/or real estate investors that allow them ot quickly assess a property in order to understand the condition of the building and improvements prior to acquisition.  A report is generated that discusses each of the building components and their conditions.  Important parts of the report include the Immediate Repairs Table and the Replacement Reserve Study, which help clients understand the relative condition of the property and the expected costs to maintain and/or repair the property over it's remaining useful life.  We are also highly experienced in working with clients to determine highest and best uses for a prospective property and to complete necessary due diligence and entitlements.
